Q: Do you list houses on the MLS or do you actually purchase them?

Houses that we purchase may undergo repair if needed before we resell it to another homeowner or we may choose to keep it for ourselves, in which case it will become a rental. Once we see your property, we will make a decision on which route we want to go. One thing that differentiates us from many other investors is the fact that we are also licensed real estate agents. This allows for more flexibility to sell your home depending on your situation! When we chat, we’ll explore all options and what best fits your current situation.
Q: Do you pay homeowners a fair price for their properties?
A: We often purchase houses that are below their market value in order to resell them to another homeowner at a profitable price. Like any other real estate company, we are always seeking to purchase a property listed at a fair discount. From experience, we notice that most sellers don’t expect a large “windfall” on their property, but work with us because we offer a satisfactory payment method and it saves homeowners lots of time since we can close on a property as fast as 14 days in most cases.
Q: How do you pay property owners who you’ve purchased from?
A: All houses that we’ve purchased have been paid in cash. We close all our deals very quickly. We don’t put our clients through the endless hassle of financing. We also never require property owners to spend time, effort or expenses on the property. We purchase the property in the state that it is and do all the fixing up ourselves. Property owners also don’t have to pay agent fees.
Q: Do you offer a no-obligation policy?

Q: Do homeowners have to pay fees or commissions when working with you?
A: Absolutely not. There are no fees or commissions when you sell us your house. We’ll also cover all closings costs and buy your home in ‘as is’ condition.
Q: How do you make a profit?
After we’ve made the repairs to the house, if there were any to make, we sell the upgraded house for a profit. This is a risk because we are never sure if we’ll make a profit or incur a loss, but once we’ve purchased the house from you, that becomes our responsibility and the burden to sell this property becomes ours.
Q: What is the difference between you and a real estate agent?
A: We are a house purchasing /property solutions company, but unlike most other investors – we are also licensed real estate agents. Real estate agents list properties to the public market on sites such as Zillow or Realtor.com with the goal of selling it to a buyer who is using a bank to secure the mortgage most of the times. This process involves more paperwork, open houses, multiple showings, dealing with the buyer’s bank, and much more. If you choose to go the traditional way of selling your Massachusetts house, we can certainly discuss this with you. In this scenario, we would show prospective buyers the property and if it is sold, we would take a percentage of the sales price. Oftentimes, the agent’s commission may range between 3-6% of the sale price of your house. Keep in mind that the average time to sell a property may be between 4-6 months. So if you can wait that long and don’t mind giving up some of that sale price as commission than a real estate agent may be good for you.
However, if we buy your home directly from you and pay cash, there are NO COMMISSIONS as we are actual home buyers, who pay cash for your property and renovate it. We then take the risk to market it and sell it to a buyer and hopefully make a profit. You don’t have to worry about fixing your house, as buy it the way it is.
